Planning a new driveway can be exciting — but it’s important to make sure everything is done by the book. One of the most common questions we get asked at Stone Set North West Ltd is:
“Do I need planning permission to install a new driveway?”
In many cases, the answer is no — but there are a few important rules you’ll want to be aware of, especially when it comes to drainage.
When You DON’T Need Planning Permission
For most homeowners in Poulton-le-Fylde, Preston, the Fylde Coast, and across the North West, you won’t need planning permission if:
✅ The surface area is less than 5 square metres
✅ You’re using a permeable (porous) surface such as resin-bound, gravel, or permeable block paving
✅ Rainwater is directed to a lawn, flower bed, soakaway or drainage channel on your property
If you’re replacing an existing driveway with the same layout and using porous materials, you can typically go ahead without needing any permissions.
When You MAY Need Planning Permission
You might need permission if:
🚫 You plan to cover more than 5 square metres with an impermeable material (like concrete or tarmac) without proper drainage
🚫 You’re making significant changes to access, such as adding or widening a dropped kerb
🚫 Your property is a listed building or within a conservation area
🚫 You’re altering the ground level or impacting public footpaths or roadways
What Counts as a Permeable Driveway?
Permeable driveways allow water to pass through the surface and soak naturally into the ground, helping reduce the risk of flooding.
✅ Resin-bound surfacing
✅ Gravel or loose stone
✅ Permeable block paving
✅ Driveways with proper drainage systems directing water to soft ground or soakaways
At Stone Set North West Ltd, we specialise in fully porous driveway solutions that not only look great, but also comply with current planning guidelines — no hassle, no hidden problems down the line.
